Arena REIT (ASX:ARF), an internally managed Australian real estate investment trust included in the S&P/ASX 200 Index and headquartered in Melbourne, Australia, develops, owns and manages a portfolio of 295 social infrastructure properties leased primarily to operators in the childcare and healthcare sectors across all Australian states and the Northern Territory. The portfolio comprises 268 early learning centres providing early childhood education and care; 10 healthcare properties including multi-disciplinary medical centres and specialist disability accommodation facilities offering community-based primary health care and high-needs residential support; and 11 early learning centre development sites, with all properties under triple-net long-term leases featuring inflation-linked or fixed annual escalations, weighted average lease expiry exceeding 18 years, and 100% occupancy. Arena REIT targets essential community services with strong demographic tailwinds and bipartisan government support, maintaining geographic diversification across major population centres and tenant diversification among 35 partners with no single tenant exceeding 21% of income. In fiscal year 2025, the company reports 17% growth in underlying cash-based net operating profit, completes 12 early learning centre developments and acquires 11 operational properties to expand its portfolio, raises $140 million in equity to bolster investment capacity, sells five properties for $37.5 million at an 18% premium to book value, advances a 29-project development pipeline costing $227 million, achieves 92% portfolio solar energy coverage for sustainability, and in November 2025 appoints Justin Bailey as Managing Director and CEO following a leadership transition.
