Argosy Property Limited (NZX: ARG) is a New Zealand-based real estate investment company that owns and actively manages a diversified portfolio of approximately 50 industrial, office, and large format retail properties valued at $2.0 billion as of January 2025. The company's core holdings include logistics warehouses, distribution centers, and corporate facilities in the industrial segment; multi-level office buildings housing government departments and local and international businesses in the office segment; and bulk retail stores, convenience centers, and entertainment venues in the retail segment, with properties such as 224 Neilson Street in Onehunga, Mt Richmond in Mt Wellington, Albany Mega Centre, 101 and 105 Carlton Gore Road in Newmarket, and 8 Willis Street in Wellington. Predominantly focused on Auckland (70% of portfolio) and Wellington (27%), with additional regional exposure, Argosy targets high-quality, sustainable assets including multiple Green Star-rated developments featuring low-carbon concrete, solar PV arrays, rainwater harvesting, and energy-efficient systems. Founded in 2002 and headquartered at 39 Market Place in Auckland, the company listed on the NZX in December 2002, employs 35 staff under CEO Peter Mence, and maintains a weighted average lease term of 5.0 years with 96.2% occupancy. In recent years, Argosy has pursued a value-add strategy through key industrial acquisitions including 224 Neilson Street in January 2020 and Mt Richmond in March 2021, totaling 14 hectares in Penrose and Mt Wellington; ongoing developments at these sites target 6 Green Star ratings with leasing to tenants like Bascik Transport (12-year term) and Viatris Limited (10-year term), aiming to elevate industrial weighting from 52% to 58% by 2027/28 inclusive of disposals; the 8 Willis Street/Stewart Dawsons Corner redevelopment earned a Highly Commended award from the World Green Building Council in November 2024 and multiple local accolades; and in October 2024, sustainability expert Alex Cutler joined the board as a new director.
