Business
Cham Swiss Properties AG, formerly Ina Invest AG, operates as a Swiss real estate company focused on developing sustainable living, working, and leisure spaces with an emphasis on hybrid properties for long-term flexibility and profitability; it engages in property procurement, acquisition, project development, construction, realization, leasing, management, and brokerage. The company offers core products and services including residential and commercial developments such as Bredella West, Bredella Middle and East, Chemin de l'Echo, and Papieri residential and working quarters; it manages promotional and investment properties through its Ina Portfolio segment covering Zurich, central, north-western, and western Switzerland, as well as the CERES Portfolio segment featuring real estate and services at the Buss site in Pratteln. Cham Swiss Properties targets metropolitan regions in Switzerland's economically strongest areas, serving residential and commercial customers with a portfolio valued at approximately CHF 1.6 billion and an equity ratio of around 57%; founded through a 2025 merger of Ina Invest AG and Cham Group AG and headquartered in Cham (ZG), Switzerland, it employs 10 staff. In April 2025, the company completed its merger with Cham Group AG following shareholder approval, changing its name from Ina Invest AG, increasing share capital to CHF 1,424,368.62, and commencing trading on the SIX Swiss Exchange under ticker CHAM.SW as one of Switzerland's top 10 listed real estate firms with ambitions to expand its portfolio to CHF 3 billion and achieve rental income exceeding CHF 100 million. More recently, in September 2025, Cham Swiss Properties placed its inaugural CHF 150 million bond for loan repayments and development portfolio investments, supported by Zürcher Kantonalbank; it also reported pleasing half-year results in August 2025, underscoring operational progress amid strategic growth without immediate capital increases.
