Deutsche Wohnen SE is a Germany-based real estate company specializing in the development and management of residential properties. Its main products and services include residential property management featuring active asset and value-enhancing portfolio management; lettings across a broad range of apartment types; multimedia services; energy supply for its residential units; recurring sales of individual condominiums and single-family homes from its portfolio; and project development focused on building new homes. The company operates primarily in Germany, with a significant property presence in metropolitan areas including Greater Berlin, the Rhineland, the Rhine-Main area, Dresden, Leipzig, Hanover, and Munich. It also formerly operated nursing and assisted living services, which have been divested as part of a recent strategic shift. Founded in 1863 and headquartered in Berlin, Deutsche Wohnen SE operates as a subsidiary of Vonovia SE, following Vonovia's acquisition of a majority stake in 2021. Recently, in 2024, Vonovia and Deutsche Wohnen initiated a control and profit-and-loss transfer agreement process, including a transaction where Vonovia sold a 20% stake in Deutsche Wohnen to investors advised by Apollo Capital Management, retaining 49%. This strategic transaction brought a cash inflow of approximately €1 billion to Vonovia. As part of the integration and strategic realignment, Deutsche Wohnen divested its nursing care activities, focusing more on core residential property management and development.
