Champion Real Estate Investment Trust Champion Real Estate Investment Trust (2778.HK) is a Hong Kong-based real estate investment trust that owns and invests in income-producing Grade A office and retail properties in prime locations. The Trust provides investors with exposure to nearly 3 million square feet of premium commercial space, including its flagship asset Three Garden Road (formerly Citibank Plaza), a 95.7% owned complex comprising the 47-storey Citibank Tower and 37-storey ICBC Tower with approximately 1.5 million square feet of office space and 57,721 square feet of retail podium; Langham Place Office Tower and Langham Place Mall in Mongkok, offering combined office and retail floor areas; and a 27% joint venture stake in 66 Shoe Lane, an 11-storey Grade A office building with retail space in Central London. These properties generate stable rental income from high-quality tenants such as global financial institutions, professional services firms, and retailers, targeting corporate occupiers and consumers in key business districts. Founded in 2006 and listed on The Stock Exchange of Hong Kong Limited, the Trust is headquartered in Hong Kong with operations spanning Hong Kong and the United Kingdom; it is managed by Eagle Asset Management (CP) Limited and majority-owned by Great Eagle Holdings Limited Great Eagle Holdings Limited, which injected Langham Place assets in 2008 and unified ownership of Three Garden Road in 2013. Recent developments include the securing of a HK$5.05 billion three-year unsecured loan facility in June 2024 from leading mainland and international financial institutions to support operations; achievement of WiredScore Platinum Certification for Three Garden Road in August 2024 and LEED v4.1 Platinum for existing buildings in 2025; receipt of inaugural A Issuer Ratings with stable outlook from Japan Credit Rating Agency and Rating and Investment Information in September 2025; and recognition as GRESB Global Listed Sector Leader in November 2024 alongside a Hang Seng ESG AA+ Top-Tier Rating in September 2025, underscoring its focus on sustainability and proactive portfolio management.
