GLP J-REIT (3281.T) operates as a Japanese real estate investment trust specializing in logistics facilities; it acquires, owns and manages modern logistics properties, including highly functional warehouses and distribution centers with minimum gross floor areas of 10,000 square meters, strategically located near major transportation hubs in key regions such as Kanto, Kansai and other areas across Japan to support e-commerce, third-party logistics operators and supply chain needs. The REIT, externally managed by GLP Japan Advisors Inc. with support from GLP Capital Partners Japan Inc., maintains a portfolio of 85 properties as of October 31, 2025, with a total acquisition price of 869.5 billion yen and an occupancy rate of 97.7 percent; its assets generate stable rental income distributed to unitholders, targeting medium- to long-term growth amid rising demand for logistics infrastructure. Founded on September 16, 2011, and listed on the Tokyo Stock Exchange since December 21, 2012, GLP J-REIT is headquartered at 16F, Yaesu Central Tower, Tokyo Midtown Yaesu, 2-2-1 Yaesu, Chuo-ku, Tokyo. Recent developments include the sale of GLP Kashiwa II warehouse northeast of Tokyo for 10.9 billion yen in October 2025 to realize gains of 2.9 billion yen for unitholder distributions and portfolio optimization, following earlier disposals of three assets totaling 23.5 billion yen earlier in 2025; the REIT broke ground on the GLP Narashino II redevelopment project in Chiba prefecture in February 2025, converting a 55,185 square meter site into a 127,680 square meter five-storey facility set for completion in December 2026. In March 2025, GLP Japan Inc. assumed a key operational role, while Ares Management completed its acquisition of GLP Capital Partners entities in August 2025, influencing the sponsor structure; GLP J-REIT raised 31 billion yen previously to fund acquisitions and pursues external growth via sponsor pipelines and third-party properties alongside internal growth through rent increases on its inflation-resistant portfolio.
