Central China New Life Limited Central China New Life Limited (9983.HK) is an investment holding company principally engaged in providing property management services, community value-added services, and value-added services to non-property owners in the People's Republic of China. The company offers traditional property management services including security, cleaning, maintenance, and greening for a diversified portfolio of properties such as residential properties, shopping malls, cultural tourism complexes, commercial apartments, office buildings, schools, hospitals, city services, factories, parks, and governmental agency properties; community value-added services encompassing intelligent community solutions, turnkey and furnishing services, group purchase, housekeeping, vehicle cleaning, and personalized VIP services via the Central China Consumers Club; non-owner value-added services like pre-launch intermediary services, on-site management, property agency, and real estate marketing; lifestyle services through the Jianye+ online-to-offline platform providing goods, travel services, and management for Cuisine Henan Foodcourts; and commercial property management including hotel operations, agricultural and cultural tourism projects, and consultation services. Founded in 1994 and headquartered in Zhengzhou, Henan Province, Central China New Life Limited primarily operates across all 18 prefecture-level cities in Henan Province and extends to regions including Hebei, Shanxi, Hunan, Xinjiang, and Hainan, serving over 2.6 million property owners and residents in more than 1,100 properties, with gross floor area under management of 196.9 million sq.m. and contracted GFA of 290.1 million sq.m. as of December 31, 2024. Recent developments include entering Exclusive Property Sales Agency Services Agreements with independent third-party developers for marketing residential units, parking spaces, and retail outlets, executing sales transactions thereunder during 2024, completing acquisitions such as Jiyuan Zhongbang, Taihua Jinye, and Henan Tianming, declaring a special dividend of HK$0.241 per share for 2023 and proposing a final dividend of HK$0.0736 per share for 2024 from share premium, alongside revenue growth to RMB2,952.2 million and net profit of RMB238.2 million for the year ended December 31, 2024. The company is a subsidiary of Enjoy Start Limited.
