Ingenia Communities Group is a leading Australian property group specializing in the development, ownership, and operation of diversified lifestyle and holiday communities primarily targeting the over-55s and seniors markets. Its main products and services include land lease lifestyle communities under the Ingenia Lifestyle brand; seniors rental communities through Ingenia Gardens; rental accommodation across all age groups via Ingenia Rental; holiday parks offering cabins, camping, glamping, and caravan sites branded as Ingenia Holiday Parks; plus mixed-use developments and fuel, food, and beverage services within its sites. The Group's portfolio encompasses over 100 residential and holiday communities and development sites across Australia's eastern seaboard, including greenfield developments operated through a joint venture with Sun Communities, Inc. headquartered in Sydney and founded in 1998. Recent major changes include Ingenia becoming the first Australian developer to commit to a masterplanned community of all Green Star Homes, showcasing leadership in sustainable building standards with a 262-home community at Beveridge, Victoria. The Group has extended its development pipeline with acquisitions of greenfield sites in Queensland, adding over 800 potential home sites, and secured key development approvals in New South Wales, increasing its growth footprint. Ingenia also launched tourism-first luxury Eco Pavilion Pods at its Byron Bay holiday park, enhancing its hospitality offerings. Financially, the Group reported a 33% increase in underlying profit to $126 million for FY25, driven by accelerated development activity with 520 new home settlements and growth across its lifestyle rental, holiday, and development segments. Additionally, Macquarie Group Limited ceased its substantial holding in Ingenia, marking a notable change in its shareholder structure. The company continues to focus on expanding its portfolio and recurring income streams supported by government payments and CPI-linked rents while maintaining a conservative balance sheet with gearing below 30%. Ingenia operates through several business segments including Lifestyle Development, Lifestyle Rental, Ingenia Gardens, Holidays and Mixed Use, and ancillary services such as fuel, food, and beverage at its sites.
