ALM Equity AB (publ) operates as a real estate development company primarily focused on acquiring, developing, and selling residential property assets in Sweden. The company’s core products and services comprise land and property acquisition, zoning planning processes, concept development, and sales services; turnkey building and property contracting services including design, production, and delivery; as well as management, letting, and operation of residential properties. It also develops smart digital services tailored to the property sector that enhance communication, access, and sharing economy capabilities within properties. ALM Equity’s business is organized into segments including Development, Contracting, and Management, targeting future housing needs mainly within the Greater Stockholm Metropolitan area, Uppsala, Mälardalen, and other parts of Sweden. Founded in 1997 and headquartered in Stockholm, the company also has subsidiaries and business units structured to manage its diverse project portfolio. Recent major changes include the 2024 merger with Svenska Nyttobostäder, which enhanced ALM Equity’s capacity to capitalize on management portfolio opportunities and building rights development. Following this, ALM Equity formed a joint venture with Aermont Capital, receiving a SEK 1.9 billion liquidity injection to accelerate execution of the merged entity’s business plan, focusing on optimizing rental properties, converting and selling tenant-owned apartments, and initiating new construction projects. In 2023, ALM Equity divested 51 percent of the residential property manager Klövern to real estate investor Nrep, enabling the completion of Klövern’s project portfolio of 24,000 homes. Financially, in late 2024, ALM Equity issued SEK 500 million in new bonds and conducted buybacks and redemptions to reduce debt by SEK 400 million, strengthening its financial stability and improving liability maturity matching. The company is also working towards changing its listing to Nasdaq Stockholm to attract more institutional capital and enhance governance standards. ALM Equity continues to pursue strategic growth through packaging, financing, and restructuring property assets with sustainable long-term value creation in mind.
