Ashiana Housing Limited is an Indian real estate development company specializing in middle to upper-middle income residential housing, senior living communities, commercial properties, and limited retail developments. Its product portfolio includes affordable and mid-segment apartments and flats; villas and townhouses with advanced amenities; integrated townships comprising residential, educational, healthcare, shopping, and recreational facilities; active senior living homes and assisted living care homes; resale and rental property services; and facilities management including maintenance, retail, and hotel services. The company operates primarily in India across key locations including New Delhi, Bhiwadi, Neemrana, Jaipur, Jodhpur, Jamshedpur, Lavasa, Kolkata, and Chennai. Founded in 1986 and headquartered in New Delhi, Ashiana Housing has completed over 220 lakh square feet of residential and commercial developments with more than 55 projects and over 18,000 families served. Recent major changes include the launch of Phase 6 of its flagship residential project Ashiana Tarang in Sector 24, UIT Bhiwadi in 2025, involving 192 premium apartments and a total investment of approximately Rs 58.78 crore. The company maintains full ownership of its land assets ensuring streamlined project execution under a customer advance-driven funding model. Ashiana Housing is focused on expanding its senior living segment targeting over 1,000 crore in pre-sales in the near term, alongside ongoing efforts for acquisitions to bolster growth in this segment. It continues to drive operational excellence through regular project completions, enhanced sales and collection efficiency, and stable credit ratings. The company also recently shifted its headquarters to New Delhi and reported business sustainability compliance updates for FY2024-25. Ashiana Housing operates in the real estate and senior living sectors serving middle-income and senior citizen markets through a diversified product range including residential apartments, villas, active and assisted senior living homes, integrated townships, commercial complexes, and care facilities. Its operations span multiple states across India, with key projects concentrated along the Delhi-Mumbai industrial corridor and other industrial hubs.
