Care Property Invest NV (CPINV.BR), a Belgium-based public regulated real estate company (RREC) founded in 1995 and headquartered in Schoten, specializes exclusively in healthcare real estate for seniors and people with disabilities; it develops, finances, acquires, and leases high-quality infrastructure including residential care centres, assisted living apartments, short-stay centres, and housing complexes for those with physical or intellectual disabilities, primarily through design-build-finance-maintain models, refinancing of existing buildings, and long-term triple net leases with a minimum 20-year duration to public operators such as PCSWs and non-profits as well as private operators like Korian Belgium. The company operates mainly in Belgium, the Netherlands, and targets expansion across the European Economic Area, maintaining a portfolio valued at approximately EUR 1.25 billion with 100% occupancy and an average remaining contract duration of 14.45 years. In December 2025, Care Property Invest significantly expanded its Belgian portfolio through the EUR 142.6 million acquisition of nine operational healthcare sites from Welfare Estates NV, adding 830 residential care beds and 191 assisted living apartments across Flanders and French-speaking Belgium, operated by Korian under long-term contracts, while assuming EUR 40 million in low-cost debt and planning a capital increase alongside debt financing to support growth and maintain a debt ratio below 55%.
