Eastnine AB (publ) is a Sweden-based real estate company focused on owning and managing modern, sustainable office properties in prime locations across the Baltics and Poland. Founded in 2007 and headquartered in Stockholm, the company operates through three main business segments: properties in Lithuania concentrated in Vilnius's central business district, parliamentary quarters, and development areas near the central station; properties in Latvia comprising three office buildings and one development site in central Riga; and properties in Poland including two office buildings in Poznan. Its portfolio primarily features high-quality, ESG-certified office premises leased to large Nordic and international corporate tenants, supplemented by land reserves for future developments; rental income forms the core revenue stream, with recent financials showing trailing twelve-month revenue of SEK 593.35 million and net income of SEK 310.62 million. In late 2024, Eastnine expanded aggressively in Poland through the EUR 280 million acquisition of the 46-storey Warsaw Unit office tower from Ghelamco, marking Europe's largest office transaction that year and establishing a presence in Warsaw; it also acquired the Nowy Rynek E office building in Poznan from Skanska for over EUR 79 million, complementing its existing assets in the Nowy Rynek campus and signaling further growth in key markets.
