Business
Embassy Office Parks REIT (EMBASSY.NS) owns, operates, and invests in rent or income generating real estate and related assets in India, primarily focusing on a portfolio of infrastructure-like office parks and city-centre office buildings. The REIT's core assets include approximately 51.2 million square feet of Grade-A commercial office space across ten office parks and four urban office buildings; strategic amenities such as four operational business hotels, two under-construction hotels, and a 100 MW solar park supplying renewable energy to tenants; and additional hospitality and other segments, with properties concentrated in Bengaluru (75%), Mumbai (9%), Pune (7%), Chennai (3%), and the National Capital Region (6%). It serves over 255 leading global companies, including Global Capability Centers (GCCs) contributing about 65% of gross rents, with a weighted average lease expiry of 8.5 years and strong occupancy driven by blue-chip occupiers. Established on March 30, 2017, as India's first publicly listed Real Estate Investment Trust and registered with SEBI on August 3, 2017, Embassy Office Parks REIT is headquartered in Bengaluru, Karnataka, at Royal Oaks, Embassy GolfLinks Business Park. The portfolio generates stable distributions through long-term leases, with commercial offices accounting for nearly 90% of total revenue, supplemented by hospitality and renewable energy assets. In recent developments, Embassy REIT completed the acquisition of a 5.0 million square feet high-quality asset and Embassy Splendid TechZone, a premium ~5 msf business park in Chennai; announced an ₹8,520 million acquisition of a 0.3 msf fully leased Grade-A marquee office asset within Embassy GolfLinks Business Park in Bengaluru in December 2025; leased 6.6 msf across 98 deals in FY2025, exceeding initial guidance by 22%; delivered 2.5 msf of new development; and grew distributions by 8% year-over-year to Rs. 23.01 per unit while guiding for 10% growth in FY2026 with occupancy projected at 93%-94%. The REIT maintains a 7.2 msf under-construction pipeline through FY2030 for 18% area expansion and a 2.8 msf future development pipeline, alongside an 8.6 msf development slate with Rs. 4,600 crores investment potential to add Rs. 1,000 crores to net operating income upon stabilization; it also launched a 0.9 msf office block redevelopment at Embassy Manyata in Bengaluru, tripling leasable area at a potential 20% yield on cost. As Asia's largest office REIT by area, Embassy REIT continues disciplined accretive growth through sponsor and third-party acquisition opportunities.
