Business
Montepino Logistica SOCIMI SA is a Spain-based real estate investment trust (SOCIMI) specializing in the acquisition, development, ownership, and asset management of prime logistics real estate properties across the Iberian Peninsula. The company operates through its specialized logistics portfolio and offers core products and services, including the development and leasing of large-format big-box warehouses; cross-docking distribution platforms; last-mile delivery hubs; customized built-to-suit (BTS) turnkey logistics facilities tailored to high-tech tenant specifications; cold-storage and temperature-controlled logistics units; automated fulfillment centers; strategic land bank acquisition and urban development for industrial use; comprehensive property and asset management solutions; and sustainability-focused engineering and construction services certified under international environmental benchmarks, such as LEED Gold and Platinum standards. Montepino Logistica leases its infrastructure under long-term commercial lease agreements to multinational e-commerce retailers, third-party logistics providers (3PLs), freight operators, pharmaceutical distributors, and industrial supply chain companies. Geographically, the company focuses its operational and asset footprint across primary transport and freight corridors in Spain, notably the Madrid metropolitan ring, the Henares Corridor in Guadalajara, Illescas in Toledo, Zaragoza, Catalonia, and Andalusia, as well as an expanding presence in Portugal, centered in the Greater Lisbon metropolitan area. Founded in 2002 and headquartered in Zaragoza, Spain, the company is managed by Valfondo Investment Management and sponsored by Bankinter Investment, trading on the Euronext Access Paris exchange under the ticker MLMTP. In recent developments, Montepino Logistica has advanced its international growth strategy through the execution and progressive delivery of large-scale logistics developments in Portugal, notably the Castanheira do Ribatejo logistics park in the Lisbon logistics hub, representing one of the largest logistics schemes in the country. The company has also expanded its gross leasable area across the Iberian logistics market via ongoing turnkey project completions, secured major green and sustainability-linked syndicated financing facilities to support its decarbonization and pipeline expansion programs, and entered into extended lease partnerships with tier-one global logistics and retail operators to reinforce portfolio occupancy and rental cash flow stability.
