Business
Federal Home Loan Mortgage Corporation Federal Home Loan Mortgage Corporation (Freddie Mac) operates as a government-sponsored enterprise chartered by Congress in 1970 and headquartered in McLean, Virginia, to provide liquidity, stability, and affordability in the U.S. secondary mortgage market nationwide and in U.S. territories. The company purchases single-family and multifamily residential mortgage loans from lenders, securitizes them into mortgage-backed securities sold to global investors, and guarantees timely principal and interest payments on those securities; its single-family segment offers products including 15- and 30-year fixed-rate mortgages, Home Possible and HomeOne for low-down-payment borrowers, CHOICEHome financing for factory-built homes, and refinances, while the multifamily segment provides Optigo lender execution, targeted affordable housing loans, cash executions, structured transactions, and Q-Series securitizations supporting rental and preservation housing. Freddie Mac conducts investment activities to manage mortgage-related portfolios and treasury functions, supports duty-to-serve initiatives for rural, manufactured, and affordable housing, and enables first-time homebuyers and renters through consistent market liquidity. Recent developments include FHFA raising its multifamily loan purchase cap to $73 billion for 2025 with at least 50% mission-driven and announcing $88 billion for 2026, launching CHOICEHome financing expansion for modern single-section factory-built homes in August 2025 to boost affordable supply, completing major Q-Series transactions such as a $373.3 million multifamily securitization with Merchants Capital in July 2025 and a $203.5 million targeted affordable housing loan for a market-to-affordable conversion in West San Jose in October 2025, recognizing 2025 Multifamily Impact Sponsors like FCP, electing new leadership in January 2025, and reporting third-quarter 2025 net income of $2.8 billion with $99 billion new business activity financing 1.2 million homes year-to-date.
