Business
Janus Henderson Global Real Estate Fund (JERNX) is an open-end mutual fund that seeks total returns, comprising capital appreciation and current income, from a portfolio of global real estate equities listed on regulated exchanges worldwide. The fund invests primarily in companies deriving the majority of their revenues from real estate ownership, management, or development; it employs a long-only, high-conviction, all-cap strategy that emphasizes qualitative analysis, in-depth research, quantitative projections, and benchmark-aware risk management to outperform relative to global real estate indices. Key holdings include leading real estate investment trusts and operators such as Equinix Inc., Prologis Inc., Digital Realty Trust Inc., Welltower Inc., and Ventas Inc., with approximately 60% allocated to U.S. stocks, 38% to non-U.S. stocks, and the balance in cash and other assets, heavily concentrated in the real estate sector across regions including the United States, Developed Asia, Japan, the Eurozone, and Australasia. Managed by Janus Henderson Investors, with portfolio managers Guy Barnard and Tim Gibson since June 2017 and Greg Kuhl since March 2019, the fund launched on January 26, 2018, and is domiciled in the United States with a net expense ratio of 0.62% and a minimum initial investment of $1 million. Janus Henderson Investors, the fund's sponsor, originated from the 2017 merger of Janus Capital Management (founded 1969 in Denver, Colorado) and Henderson Global Investors (roots in 1934, London), and maintains global operations with offices in North America, Europe, and Asia. Recent developments at Janus Henderson Investors include the expansion of active ETF offerings in Europe, launches of new ETFs such as the Janus Henderson Asset-Backed Securities ETF (JABS) and Transformational Growth Equities ETF (JXX), and the March 2025 introduction of the Janus Henderson Anemoy Treasury Fund achieving top tokenized fund ratings. Strategic partnerships encompass a collaboration with The Guardian Life Insurance Company of America to enhance fixed-income products and manage a $45 billion portfolio, alongside an alliance with CNO Financial Group under the 'Amplify' program to grow capabilities in private credit via Victory Park Capital. Further, the firm completed the first closing of its Janus Henderson MENA Private Credit Fund IV and pursued acquisitions in private credit and infrastructure to diversify into illiquid assets.
