Land Securities Group plc (Landsec) is a United Kingdom-based real estate investment trust that owns, develops, manages and invests in commercial properties including premium office spaces, major retail destinations, mixed-use urban neighbourhoods, leisure assets and retail parks; its portfolio encompasses Central London offices such as 30 Eastbourne Terrace, The Zig Zag Building and Dashwood, regional shopping centres like Liverpool ONE, Bluewater, Gunwharf Quays and St David's, retail outlets, and residential development opportunities in London and Manchester including sites at Finchley Road, Lewisham and Mayfield. The company operates primarily in the UK with a focus on London, major regional cities including Liverpool, Kent, Portsmouth and Cardiff, and mixed-use locations in Manchester and Glasgow; it was founded in 1944 and maintains its headquarters at 100 Victoria Street, London. Landsec's segments include Central London (office-led with 98% occupancy and 6.6% like-for-like net rental income growth), Major Retail (top-tier shopping centres and outlets delivering 5.1% income growth), Mixed-use Urban (with full control now at MediaCity) and Subscale sectors (leisure and retail parks targeted for divestment).
