Marathon Nextgen Realty Limited (MARATHON.NS), the publicly listed entity of the Marathon Group, engages in the construction, development, and sale of commercial and residential real estate projects across the Mumbai Metropolitan Region in India; its core offerings encompass luxury residential developments such as Marathon Nextgen Era and NeoHomes series for affordable housing, commercial properties including Marathon Nextgen Innova, Monte Plaza, and Millennium, flagship mixed-use campuses like Nextgen and Futurex, retail spaces, townships, and Slum Rehabilitation Authority (SRA) projects in areas including Lower Parel, Byculla, Panvel, Dombivli, Bhandup, Mulund, Thane, and beyond; the company targets families, retailers, small businesses, and corporate tenants, having delivered homes to over 10,000 families, retail space to 400 retailers, and offices to 350 businesses through more than 80 completed projects. Founded in 1969 and headquartered at Marathon Futurex, N. M. Joshi Marg, Lower Parel, Mumbai, India, Marathon Nextgen Realty operates as a subsidiary of Marathon Realty Private Limited within the broader Marathon Group's 53-year legacy in design-driven, engineering-focused real estate. In recent developments, the company raised Rs. 900 crore (US$105 million) through a Qualified Institutions Placement in June 2025 to fund debt reduction, land acquisition, ongoing projects, and general corporate purposes, enhancing its institutional investor base with participation from Quant Mutual Fund, Kotak Alternate Asset Managers, and others; it entered a joint venture with Adani Realty in 2025 for the Rs. 3,400 crore Monte South Commercial retail and office project in South Mumbai; additionally, it reported its highest-ever quarterly and half-yearly profit after tax in Q2 FY2026, approved an amalgamation scheme to consolidate promoter group assets for improved governance, and announced new project launches amid strong demand driven by infrastructure growth.
