Business
Nexus Select Trust (NSE: NXST, BSE: 543913) operates as India's first publicly listed retail real estate investment trust (REIT), focusing on owning and managing Grade-A urban consumption centres, including shopping malls, complementary office properties, and hotel assets. The trust's portfolio encompasses 19 consumption centres with approximately 10.6 million square feet of gross leasable area in retail across 15 cities, three office assets totaling 1.3 million square feet, and three hotel properties with 450 keys; it features over 1,000 domestic and international brands across roughly 3,000 stores, achieving a retail portfolio occupancy of 96.9% as of September 30, 2025. Headquartered in Mumbai, Maharashtra, India, at Embassy 247, the trust was settled on August 10, 2022, under the Indian Trusts Act, 1882, and registered with SEBI on September 15, 2022; it is managed by Nexus Select Mall Management Private Limited and sponsored by Wynford Investments Limited, an affiliate of Blackstone Inc. Geographically, operations span key Indian urban markets in 15 cities, targeting affluent consumer catchments with high discretionary spending, supported by inflation-hedged leases and diversified national/international tenants. Recent strategic expansions include the acquisition of Nexus Vega City in South India and MBD Complex in Ludhiana, North India (completed May 7, 2025, at an enterprise value of INR 531 crore, including a 96-key Radisson Hotel), both accretive to net operating income, net asset value, and distributions per unit; these mark the trust's second and third post-listing acquisitions, funded via sustainability-linked bonds at 7.2%, maintaining a conservative loan-to-value ratio of 18%. In Q4 FY25, the trust reported 7% year-on-year net operating income growth to INR 4,469 crore, 97.2% retail occupancy, and seven consecutive quarters of 100% payout distributions totaling INR 23.4 billion since listing, with FY26 guidance projecting 15% NOI growth.
