Svenska Nyttobostäder AB (publ) Svenska Nyttobostäder AB (publ) is a Sweden-based residential property manager that owns and manages a portfolio of approximately 5,752 surface-efficient and climate-smart apartments designed for smaller households, featuring modern amenities such as balconies or patios, digital locks accessible via smartphone, shared spaces, sharing services, and a digital community platform to enhance social sustainability and tenant cohesion; properties are primarily located in transport-adjacent areas of Greater Stockholm, including proximity to light rail, and rented to private individuals, companies, schools, healthcare providers, and authorities. Founded in 2020 and headquartered at Regeringsgatan 59 in Stockholm, the company focuses exclusively on newly built, yteffektiva (space-optimized) homes without undertaking construction or development risk, generating rental income primarily from Sweden. In 2024, Svenska Nyttobostäder merged with ALM Equity AB, under which its assets and liabilities transferred, leading to its dissolution, delisting from Nasdaq Stockholm, and integration into a combined platform encompassing construction management, property development, and management; subsequently, Aermont Capital acquired a 60% stake in the joint entity holding these assets for SEK 1,886 million, enabling liquidity and a new business plan focused on growth and operations across 2,350 managed rentals, 950 completed tenant-owned units, and building rights for around 2,000 units.
