PRO Real Estate Investment Trust (TSX: PRV.UN) is an unincorporated open-ended real estate investment trust focused on owning and operating a portfolio of high-quality light industrial properties in Canada. Founded in 2013 and headquartered in Montreal, Quebec, the REIT manages 106 income-producing commercial properties totaling approximately 6.4 million square feet of gross leasable area, with industrial assets comprising 91.7% of GLA and 89.4% of base rent; operations span ten provinces, with high concentration in Eastern and Central Canada including Atlantic Canada at 45.4% of base rent. Core offerings include light industrial facilities in robust secondary markets, supported by internalized asset and property management through its subsidiary Compass Commercial Realty LP, acquired in 2018, which provides full-suite commercial property management and real estate services to institutional, corporate and private clients. In recent developments, PROREIT completed the acquisition of six institutional-quality industrial properties in Winnipeg, Manitoba, for $96.5 million in June 2025, totaling 678,177 square feet and elevating its industrial exposure to 88% while positioning it among the top three industrial landlords in Winnipeg with 1.3 million square feet at 99.9% occupancy; the REIT also finalized the sale of 12 non-core retail properties for $51.3 million in Q3 2025 and additional non-core office and retail disposals post-quarter-end, fully transitioning to a pure-play industrial platform as of September 30, 2025.
