Business
CNAMC COCA Closed Infrastructure Real Estate Investment Trust Class A is a publicly traded closed-end infrastructure securities investment fund managed by China Asset Management Co., Ltd. and sponsored by China Overseas Land & Investment Ltd. through China Overseas Commercial Properties. Established in 2025 and headquartered in Beijing, China, the trust operates within the commercial real estate and consumption infrastructure sector, focusing on the direct ownership, asset management, and operation of income-generating retail properties located in the Guangdong-Hong Kong-Macao Greater Bay Area. The fund holds and operates the Foshan Yingyue Lake Unipark, a regional commercial shopping center covering approximately 153,000 square meters in Foshan, Guangdong Province. The trust provides a structured portfolio of products and commercial property services, including closed-end infrastructure investment units distributing net rental income and operational revenues to institutional and retail investors; commercial retail space leasing for fashion, beauty, lifestyle, and apparel retailers; food and beverage space leasing for full-service restaurants, quick-service dining, and specialty cafes; family entertainment, children recreation, and educational facility leasing; anchor supermarket and consumer electronics tenancy management; common-area retail and event space rentals; underground parking facility leasing and vehicular service operations; and on-site property management, tenant relations, and commercial maintenance services. In recent developments, the fund completed its initial public offering and listed on the Shenzhen Stock Exchange in October 2025, marking mainland China's first consumption-related infrastructure REIT executed under an acquisition, renovation, enhancement, and revitalisation model. In April 2026, the fund executed a formal renaming to Huaxia China Overseas Consumer REIT to standardize its market classification within public consumption infrastructure funds. Through mid-2026, the fund maintained high asset performance with an occupancy rate of 100 percent at Foshan Yingyue Lake Unipark, while its operating sponsor progressed the broader consumption infrastructure platform by filing a new REIT vehicle for the neighboring Foshan Qiandeng Lake Unipark in September 2026.
