Business
Qualitas Limited (ASX:QAL) is an Australian alternative real estate investment manager focused on private credit and equity across commercial real estate sectors; it offers flexible financing solutions including bridge loans, senior debt, mezzanine finance, and construction funding for property purchase, refinance, and development; opportunistic equity investments through joint ventures and distressed opportunities; and perpetual capital strategies targeting income-producing commercial real estate and build-to-rent residential assets underpinned by inflation-hedging fundamentals and housing supply shortages. The company operates two primary segments, Funds Management, which generates fees, performance income, and distributions from co-investments, and Direct Lending through subsidiaries such as Arch Finance and Peer Estate, providing interest income from real estate-backed loans primarily in the medium- and high-density residential development markets on Australia's east coast. Founded in 2008 and headquartered in Melbourne with additional offices in Sydney and Brisbane, Qualitas manages A$9.5 billion in committed funds under management as of June 30, 2025, having financed or invested in assets valued over A$34 billion since inception, serving institutional, wholesale, and retail clients globally. Recent developments include securing up to A$300 million in additional commitments from the Abu Dhabi Investment Authority in June 2024, a A$550 million credit mandate from a new North American global institutional investor in May 2024, and strong first-half 2025 earnings with EPS of AU$0.056, reflecting growth amid the private credit boom.
