Business
HBR Realty Empreendimentos Imobiliarios SA is a Brazilian commercial real estate investment and development company that specializes in the acquisition, development, leasing, and management of commercial and urban real estate properties across Brazil. Founded in 2011 and headquartered in Mogi das Cruzes, Brazil, the company operates as a key real estate arm of the Helio Borenstein SA holding group. HBR Realty organizes its core operations into four primary business platforms: ComVem, which develops and manages convenience centers and neighborhood retail strip malls focused on daily essential services, food, and convenience retail in densely populated urban corridors; HBR Malls, which acquires, develops, and manages regional shopping centers, including assets such as Mogi Shopping, Suzano Shopping, Patteo Urupema Shopping, and Patteo Olinda Shopping; HBR 3A, which focuses on the development, ownership, and leasing of Class AAA corporate office towers located in prime business districts of Sao Paulo; and HBR Opportunities, which manages diversified real estate assets and structured solutions, including hotel properties, self-storage facilities operated under the +Box brand, commercial parking facilities, built-to-suit (BTS) developments, and sale-and-leaseback (SLB) transactions. In recent developments, HBR Realty has pursued a strategic capital recycling and liability management program to optimize its balance sheet and focus on high-yield core operations; this program included the divestment of non-core assets such as the 3A Corporate Pinheiros office building, the Hilton Garden Inn, the Ibis Styles Anhembi hotel, and select +Box self-storage units. Furthermore, the company engaged Bradesco BBI as a financial advisor to assess strategic alternatives, joint ventures, and asset sales across its shopping center and corporate office divisions, while also announcing a public tender offer (OPA) to acquire the outstanding equity of real estate developer Helbor Empreendimentos SA through a share exchange merger to consolidate real estate development capabilities.
