Business
Proyectos Inmobiliarios Carne Mart SA de CV, operating within the real estate investment trust structure of Fibra Nova (BMV: FNOVA/17), is a Mexican real estate development and asset management company primarily engaged in the acquisition, development, leasing, and administration of a diversified portfolio of industrial, commercial, and specialized real estate properties. Founded in 2017 and sponsored by Mexican food and consumer goods conglomerate Grupo Bafar, the company is headquartered in Chihuahua, Mexico. The company provides a comprehensive range of real estate assets and property leasing services, including: build-to-suit industrial manufacturing facilities and advanced engineering plants; logistics and supply chain distribution centers; agro-industrial facilities and cold storage processing plants; retail properties, corporate branches, and specialized retail outlet locations; educational facilities, including private university campuses; corporate administrative offices; and comprehensive property administration, maintenance, and asset management services executed primarily through long-term, inflation-indexed triple-net (NNN) lease contracts denominated in Mexican Pesos and U.S. Dollars. Geographically, the company maintains nationwide operations across 20 Mexican states and 44 cities, with strong market representation in major industrial and commercial hubs throughout Chihuahua, Querétaro, Nuevo León, Jalisco, Michoacán, Sonora, and Tamaulipas, serving multinational manufacturers, automotive suppliers, educational institutions, retail chains, and food processing enterprises. In recent developments, the company has expanded its asset base and development pipeline to capitalize on the acceleration of nearshoring in Mexico, growing its total portfolio to 127 properties encompassing more than eight million square feet of gross leasable area with industry-leading occupancy rates. Strategic expansions include the acquisition of a 50-hectare land reserve in Chihuahua for approximately 412.8 million Mexican pesos dedicated to the multi-year development of the Parque Tecnológico Norte industrial park, representing an estimated 250 million U.S. Dollar investment program. Additionally, the company delivered a modern food production facility at the Agro-Industrial Complex in La Piedad, Michoacán under a 10-year triple-net lease agreement, and initiated construction on a 300,000-square-foot build-to-suit industrial plant at the Bafar Norte Industrial Complex in Chihuahua leased under a 10-year triple-net agreement to Emerson. To support ongoing asset development and maintain balance sheet flexibility, the trust has executed follow-on capital raises via real estate trust certificates (CBFIs), reinforced strategic long-term corporate partnerships, and integrated green building standards and sustainability initiatives across its newly developed industrial real estate footprint.
