Baron Real Estate Income Fund Institutional Shares (BRIIX) is a mutual fund managed by Baron Capital Management, Inc. that seeks a combination of capital appreciation and current income through investments primarily in income-producing real estate securities and other real estate-related securities of any market capitalization. The Fund invests at least 80% of its net assets in real estate income-producing securities, including common stocks and debt securities of REITs across multiple categories such as industrial, health care, mall, data center, wireless tower, office, single-family rental, multi-family, triple net, mortgage, hotel, and self-storage REITs; non-REIT real estate companies including real estate services firms, asset managers, casinos and gaming operators, construction materials providers, and homebuilders; and up to 25% in cash and cash equivalents. As of September 30, 2025, the Fund's portfolio allocates approximately 75% to REITs (with top exposures to health care at 14%, industrial at 14.4%, mall at 7.5%, data center at 7.3%, and wireless tower at 6.8%), 22% to non-REIT real estate companies, and 3.1% to cash, holding 36 issuers representing 96.9% of net assets totaling $262.44 million. Baron Capital Management, founded in 1982 and headquartered at 767 Fifth Avenue, 49th Floor, New York, New York, oversees the Fund, which was incepted on December 29, 2017. In recent portfolio activity during 2025, the Fund initiated new positions in Jones Lang LaSalle Incorporated, a global commercial real estate services provider; BXP, Inc., a coastal U.S. office REIT; Kilroy Realty Corporation, a West Coast office REIT; VICI Properties Inc., a triple net lease REIT focused on gaming and hospitality; and increased exposure to non-REIT real estate companies including Blackstone Inc., CRH public limited company, Vail Resorts, Inc., and GDS Holdings Limited. The Fund re-acquired and added to holdings in industrial REITs Prologis, Inc., EastGroup Properties, Inc., and Terreno Realty Corporation following a positive inflection in sector outlook; added to mall REIT The Macerich Company and Iron Mountain Incorporated; trimmed positions in Equinix, Inc., Digital Realty Trust, Inc., American Tower Corporation, and multi-family REITs; and exited Elme Communities following its partial sale announcement, while trimming SmartStop Self Storage REIT, Inc. after strong performance. These adjustments reflect active management amid stabilizing leasing activity, improving senior housing fundamentals, robust data center demand driven by AI and cloud computing, and selective opportunities in office and retail REITs trading at discounts to replacement cost. The Fund targets investors seeking real estate exposure with income and growth potential, operating in U.S. and select international markets through its global holdings, and maintains a net expense ratio of 0.80% with a three-year average turnover of 128%. Baron Capital Management, with over $41 billion in assets under management as of mid-2024, emphasizes long-term growth equity strategies across its funds, led by Chairman and CEO Ronald Baron.
