Business
GSW Immobilien AG operates as a residential real estate company focused on the long-term letting and management of properties in Germany. The company owns and administers a portfolio of approximately 58,000 to 61,000 residential units with an average size of 60.5 square meters, around 1,000 commercial units, and approximately 9,500 parking spaces, primarily located in Berlin's districts such as Reinickendorf and Spandau; its core activities encompass rental operations, property management, development, and selective sales of residential and commercial real estate. GSW Immobilien AG serves urban residential and commercial tenants in the Greater Berlin area and maintains wholly owned subsidiaries in Berlin, with one additional entity in Essen since 2011. Founded in 1924 and headquartered at Mecklenburgische Straße 57 in Berlin, Germany, the company was originally the Gemeinnützige Siedlungs- und Wohnungsbaugesellschaft Berlin mbH before converting to AG status in March 2010 and listing on the Frankfurt Stock Exchange in 2011. GSW Immobilien AG functions as a subsidiary of Vonovia SE, holding a 94.90% ownership stake as reflected in Vonovia's 2024 reporting. In recent years, GSW has undergone significant strategic changes, including its integration into the Vonovia Group following Vonovia's acquisition of Deutsche Wohnen SE in 2021-2022, which held majority control and triggered a voluntary public takeover offer for remaining shares. In September 2022, GSW entered a delisting agreement with Deutsche Wohnen (now under Vonovia), leading to the intended withdrawal of its shares from the regulated market of the Frankfurt Stock Exchange, with delisting processes advancing and trading ceasing post-publication of the withdrawal decision. The company published its 2024 annual financial statements (HGB) in June 2025 and announced an annual dividend payable on May 30, 2025, underscoring ongoing operational stability within the Vonovia ecosystem amid portfolio synergies.
