Grainger plc (GRGTF) develops, owns, operates and invests in private rental homes in the United Kingdom's build-to-rent sector. The FTSE 250-listed company, founded in 1912 and headquartered in Newcastle upon Tyne, provides approximately 11,100 rental homes including city apartments, townhouses and family homes across major cities such as Greater Manchester, Bristol, London, Birmingham and Oxford; it offers resident services encompassing on-site teams, gyms, lounges, roof terraces, co-working spaces and superfast broadband. Grainger targets professionals, couples, families and retirees through hassle-free leasing with flexible options and pet-friendly policies in its stabilised, high-occupancy properties exceeding 96%. In 2025, Grainger successfully converted to Real Estate Investment Trust (REIT) status following a nine-year strategic transformation into a pure-play build-to-rent business supported by its accelerated asset recycling programme, which disposed of £1.8 billion in non-core assets over the past decade to fund £2.9 billion in higher-yielding homes; the company recently acquired the Redcliff Quarter scheme in Bristol from Redcliff MCC LLP and ICG Real Estate, alongside The Astley stabilised asset in Manchester for £31 million, bolstering its city clusters with a fully funded development pipeline of 4,500 homes valued at £1.3 billion. Grainger forecasts 25% EPRA earnings growth by 2026 and 50% by FY29 from FY24 levels, with FY26 EPRA earnings targeted at £60 million.
