Neinor Homes SA (HOME.MC) develops, promotes, constructs, rents, and manages residential real estate properties in Spain. The company offers newly built flats, houses, chalets, and multifamily homes targeting medium- to high-end segments; provides build-to-rent (BTR) solutions, including coliving, senior living, microliving, and affordable housing options; and delivers asset management services for third-party units, alongside urban regeneration projects with high standards of design, quality, sustainability, and innovation, featuring amenities such as pools, gyms, gardens, and garages. Operations span key regions including Madrid, Barcelona, Valencia, Malaga, Alicante, Seville, Bilbao, and others across Álava, Almería, Balearic Islands, Burgos, Córdoba, Gerona, Guipúzcoa, Tarragona, and Vizcaya, supported by a fully owned landbank of approximately 11,900-15,500 units and management of over 10,500 third-party homes. Founded with roots tracing back over 35 years and restructured in 2015 under new investors, Neinor Homes is headquartered in Bilbao, Spain, and employs around 284 professionals across multiple offices. Recent developments include a September 2024 €700mn joint venture with Bain Capital, acquiring a 10% stake in Promociones Habitat while providing development services; a January 2025 JV with Ameris Capital targeting €50mn in build-to-sell investments starting with a Valencia plot; a €140mn asset-backed borrowing facility completed in October 2025; a €100mn green bond issuance in October 2025 ahead of the AEDAS Homes transaction; approval in November 2025 for a second tender offer to AEDAS minority shareholders at €24.00 per share, up 12.5%; and ongoing co-investment partnerships since 2023 with AXA IM Alts, Orion Capital, Urbanitae, Avenue Capital, and Octopus Real Estate, deploying nearly €1bn toward nearly 7,000 homes.
