Techcom Vietnam REIT Fund is a closed-end public real estate investment trust headquartered in Hanoi, Vietnam. Founded in 2016 and listed on the Ho Chi Minh City Stock Exchange in February 2017, the fund is managed by Techcom Capital Joint Stock Company, a subsidiary of Vietnam Technological and Commercial Joint Stock Bank, with custodian and supervisory services administered by the Joint Stock Commercial Bank for Investment and Development of Vietnam Ha Thanh Branch. The fund operates primarily within the Vietnamese domestic real estate market, pooling capital from retail and institutional investors to invest in income-generating properties and real estate assets. The fund engages in real estate investment, asset leasing, property management oversight, and capital appreciation, structuring its portfolio across three primary product and asset categories: Real Estate Asset Investments, comprising direct investments in finished commercial real estate properties such as office complexes, retail centers, urban commercial properties, and hospitality resorts designed to yield recurring rental income; Real Estate Securities, encompassing equity shares, bonds, and structured financial instruments issued by listed and private real estate operating companies, construction firms, and property development corporations; and Treasury and Liquidity Instruments, consisting of term deposits, certificates of deposit, government bonds, and short-term money market instruments utilized to manage operational requirements and reserve ratios. Under its regulatory charter, the fund allocates between 65 percent and 100 percent of its net asset value to qualifying real estate properties and sector-related securities, with a policy of distributing at least 90 percent of annual realized profits to fund certificate holders. In recent operational developments, Techcom Vietnam REIT Fund has focused on active portfolio risk management and liquidity stabilization under Techcom Capital to navigate broader shifts in the Vietnamese real estate and debt markets. The fund has conducted regular annual investor general meetings to approve audited financial results, ratify updated profit distribution plans, and align investment allocation mandates. Additionally, the fund management has reinforced weekly net asset value reporting and market disclosures on the Ho Chi Minh City Stock Exchange, calibrated asset allocation weights between liquid fixed-income assets and real estate holdings to safeguard asset value, and maintained compliance monitoring under supervisory banking frameworks.
