Adler Group S.A. (ADJ.DE) is a Luxembourg-based real estate holding company that, through its subsidiaries, specializes in the purchase, management, development, and privatization of income-producing multi-family residential real estate properties, primarily in Germany. The company offers residential property management services, including modernization, maintenance, tenancy agreement management, and marketing of units to optimize rental income; privatization activities encompassing the preparation and execution of residential unit sales; and development operations divided into build-to-sell and build-to-hold projects across major German cities such as Berlin, Hamburg, Cologne, Düsseldorf, and Offenbach. Adler Group owns and manages approximately 17,695 residential rental units, with around 99% concentrated in Berlin and focused on the affordable housing segment, alongside a portfolio of development projects intended for forward or upfront sales to generate cash flow. Founded in 2006 and headquartered at 55 Allée Scheffer, L-2520 Luxembourg, the company operates predominantly in Germany with 347 employees as of September 30, 2025. Formerly known as ADO Properties S.A., it rebranded to Adler Group S.A. in September 2020. In recent developments, Adler Group has advanced its disposal strategy, completing sales of projects including Colonial 3, Wilhelm in Berlin, Holsten Quartier to a Quantum and Hanse Merkur Grundvermögen consortium with Saga, Kaiserlei in Offenbach to ABG, and Benrather Gärten to Instone Real Estate in 2025; fully divesting its North Rhine-Westphalia portfolio to Orange Capital Partners and One Investment Management via a share deal closing in early 2025; and selling Consus-owned Cologneo III in August 2025, with proceeds directed toward refinancing facilities and creditor repayments. The company also secured refinancing commitments of approximately EUR 0.7 billion for its 1.5L Notes in January 2025, extended a EUR 345 million secured loan to October 2028 and other facilities totaling EUR 54 million to December 2028, and prolonged a EUR 9 million bank loan to Q4 2028, while confirming its 2025 net rental income guidance of EUR 127-135 million amid stable Q3 2025 performance.
