- KIP Real Estate Investment Trust (KIP REIT) is a Malaysia-based real estate investment trust that specializes in acquiring, managing, and investing in a diversified portfolio of income-producing commercial, retail, and industrial properties. Established in 2016 and headquartered in Kuala Lumpur, Malaysia, the trust is managed by KIP REIT Management Sdn Bhd and sponsored by the KIP Group. The trust operates within the commercial real estate and property investment sector, serving daily-needs retail shoppers, multinational and domestic retailers, commercial tenants, logistics providers, and light-to-medium industrial manufacturers across Peninsular and East Malaysia, including the states of Selangor, Johor, Negeri Sembilan, Melaka, Perak, Pahang, and Sarawak. KIP REIT structures its business operations into two core segments: Retail Properties and Industrial Properties. Its portfolio of products and service offerings includes: community-centric suburban shopping centres and hypermarket-anchored complexes under the proprietary KIPMall brand (such as KIPMall Tampoi, KIPMall Kota Tinggi, KIPMall Masai, KIPMall Senawang, KIPMall Melaka, KIPMall Bangi, KIPMall Kota Warisan, and KIPMall Desa Coalfields); regional commercial shopping centres and departmental retail assets (such as DPULZE Shopping Centre in Cyberjaya and AEON Mall Kinta City in Ipoh); standalone commercial supermarkets and suburban retail shop offices (including TF Value-Mart in Gerik and commercial assets in Kuantan); industrial manufacturing facilities, warehouses, and logistics properties; commercial real estate leasing, tenant placement, and long-term lease management services; property maintenance and asset enhancement initiatives (AEIs); and ancillary property revenue solutions comprising promotional concourse space leasing, indoor and outdoor advertising displays, and automated parking management services. In recent strategic developments, KIP REIT has actively expanded and diversified its asset base to achieve an asset under management (AUM) target of RM2.0 billion. In December 2024, the trust completed the RM320 million acquisition of DPULZE Shopping Centre in Cyberjaya, significantly increasing its retail net lettable area and revenue generation. The trust further expanded its industrial footprint through the RM98.3 million acquisition of four industrial properties across Selangor, Sarawak, and Johor, as well as the late 2025 acquisition of the remaining lease interest in an industrial facility at Pasir Gudang, Johor, for RM23.3 million. Concurrently, KIP REIT has executed major asset enhancement programs at KIPMall Bangi and KIPMall Tampoi to optimize tenant mix and yield performance, while securing inclusion in the FTSE4Good Bursa Malaysia Index in 2025 following portfolio-wide sustainability advancements and solar photovoltaic installations.
