Business
Thriven Global Berhad is a Malaysia-based investment holding company primarily engaged in property development, property investment, hospitality management, lifestyle retail, food and beverage operations, and facility management services. Founded on May 25, 1989, and headquartered in Petaling Jaya, Selangor, Malaysia, the company was formerly known as Mulpha Land Berhad before rebranding to Thriven Global Berhad in 2015. The company is publicly listed on the Main Market of Bursa Malaysia Securities Berhad under the ticker symbol THRIVEN. The group organizes its business activities into four principal operating segments: Property Development, Property Investment, Hospitality and Lifestyle Retail, and Food and Beverages (F&B) / Other Investments. The Property Development segment serves as the core business, encompassing the land acquisition, master planning, design, construction, and marketing of integrated lifestyle communities, high-rise serviced residences, master-planned townships, and commercial retail units; notable property developments include the Lumi Collection (including Lumi Tropicana), eNESTa Kepong, Enclave Bangsar, Residensi Suasana, and Taman Seri Lemuni. The Property Investment and Facility Management division provides commercial property leasing; retail space management; asset appreciation management; tenancy administration; building maintenance; and infrastructure management services across its portfolio of owned and third-party properties. The Hospitality and Lifestyle Retail segment offers short-term serviced residence operations and accommodations through Lumi Hospitality Sdn. Bhd.; venue hosting, banquet, and corporate event management through LMP Events Sdn. Bhd.; and commercial lifestyle destination management centered around the Lumi Market Place (LMP) retail hub. The Food and Beverages division operates and manages specialty dining venues, cafes, and restaurant concepts, including SAVAGE Steakhouse operated via Foreli Sdn. Bhd. Thriven Global Berhad primarily targets middle-to-high-income homebuyers, institutional property investors, corporate commercial tenants, retail operators, and short-term hospitality guests. Geographically, the company focuses its development and investment activities across high-growth urban hubs in Peninsular Malaysia, particularly within the Klang Valley, Greater Kuala Lumpur, Selangor, and northern regions including Kedah and Penang. The company operates through several key operating subsidiaries, including Dynamic Unity Sdn. Bhd., Bukit Punchor Development Sdn. Bhd., Thriven TT Sdn. Bhd., Lumi Hospitality Sdn. Bhd., Foreli Sdn. Bhd., LMP Events Sdn. Bhd., and Golden Cignet Sdn. Bhd. In recent operational and strategic developments, Thriven Global Berhad has focused on capital optimization, balance sheet rationalization, and commercial asset enhancement. The company executed non-core asset monetization initiatives, including the cash disposal of real estate properties by its wholly owned sub-subsidiary Golden Cignet Sdn. Bhd. for a total consideration of RM 7.0 million. To drive foot traffic and enhance tenant yields at its flagship Lumi Market Place commercial hub, the group broadened its lifestyle and leisure offerings with the introduction of dedicated sports and community recreation facilities, including the launch of pickleball courts. Additionally, Thriven Global has refined its project launch roadmap, advancing preparations for upcoming residential and mixed-use project phases targeted for rollout in 2026, emphasizing affordably priced, value-driven lifestyle housing while managing operational adjustments and debt restructuring across selected subsidiaries.
