- Northview Residential REIT is a publicly traded Canadian real estate investment trust that acquires, owns, develops and operates income-producing rental properties in secondary markets across Canada. Established in 2020 under a declaration of trust governed by Ontario law and headquartered in Calgary, Alberta, the REIT provides residential rental accommodation, furnished executive-suite accommodation and commercial leasing services to residents, corporate travellers, businesses, government organizations and other tenants. Its portfolio comprises multi-residential apartment buildings, townhomes and other rental communities; furnished Execusuite properties providing short- and medium-term accommodation; and retail, office and mixed-use commercial space. Northview operates across Western, Central, Atlantic and Northern Canada, including nine provinces and two territories, with a strategic concentration in secondary and northern markets. The REIT also develops and manages rental and commercial real estate, provides tenant leasing and property-management services, and distributes cash to holders of its Class A, Class C and Class F units. In 2025, Northview completed $164 million of non-core asset dispositions, including more than 1,600 multi-residential suites and 11,000 square feet of commercial space, applying proceeds toward credit-facility repayment and debt reduction. In 2026, the REIT sold six underperforming Yellowknife properties, began development of a 68-suite mixed-use property with 4,980 square feet of commercial space in Iqaluit, Nunavut, and a 12-suite residential property in Yellowknife, Northwest Territories, with combined estimated investment of approximately $50 million and planned completion in mid-2027. Northview also refinanced and extended its syndicated credit facility to December 31, 2028, reduced the facility commitment to $200 million from $265 million, lowered the applicable rate spread by 70 basis points and repaid its term facility to simplify its capital structure. In August 2026, the REIT released its inaugural 2025 Sustainability Highlights Report, outlining energy, emissions, water-management, resident-satisfaction, employee-engagement and community-investment initiatives.
