Business
NexLiving Communities Inc. is a Canadian owner and operator of multi-unit residential real estate focused on acquiring, owning, leasing, managing and selectively repositioning low- and mid-rise apartment buildings and townhome communities in high-growth secondary and bedroom markets. The Company’s principal services include residential rental accommodation; apartment and townhome leasing; tenant and property management; building operations and maintenance; capital improvements; mortgage financing and asset-level capital management; and the acquisition, disposition and redevelopment or value-enhancement of multi-family properties. Its portfolio principally comprises newer or recently renovated rental communities serving residents seeking larger, amenity-oriented housing in markets outside Canada’s largest metropolitan centres, including the National Capital Region, Greater Moncton, Saint John, Cornwall, Val-d’Or, Oshawa, Lindsay, Strathroy and Winnipeg. NexLiving operates in New Brunswick, Ontario, Quebec and Manitoba. Incorporated in 2011, the Company is headquartered in Halifax, Nova Scotia. NexLiving’s real estate offerings consist of rental suites in low- and mid-rise multifamily buildings and townhome communities, including one-, two- and three-bedroom apartment configurations and family-oriented townhomes. The Company targets residents in secondary urban centres and commuter markets, with an operating strategy emphasizing professionally managed properties, tenant amenities, newer building stock, controlled maintenance capital requirements and organic rental-revenue growth. It manages its wholly owned residential portfolio directly through an internalized management platform and, in certain investments, works with local operating partners. Recent strategic activity includes the August 2024 completion of the acquisition of a 16-property, 991-unit multifamily portfolio in eastern Ontario and Quebec from entities affiliated with Devcore Group Inc., materially expanding NexLiving’s presence in the National Capital Region and increasing its portfolio scale. In May 2025, NexLiving acquired a 50% ownership interest in an eight-property, 169-suite multifamily portfolio in Winnipeg, Manitoba; Halifax-based VIDA retained the remaining interest and continues to provide property-management services. The Company also secured an option in September 2025 to acquire five blocks comprising 108 townhomes in Ottawa, Ontario, with completion expected in 2026, advancing its expansion in the National Capital Region. In February 2026, NexLiving sold a non-core 15-unit property in Gatineau, Quebec for net proceeds of $2.9 million as part of its capital-recycling strategy. The Company promoted Ahmed Shethwala to chief financial officer in April 2026 and continues to pursue value creation through portfolio optimization, selective asset sales, operating improvements and accretive multifamily acquisitions.
