(NYSE: PLYM) is a full-service, vertically integrated, self-administered and self-managed real estate investment trust (REIT) focused on the acquisition, ownership, operation and management of single- and multi-tenant industrial properties, including distribution centers, warehouses, light industrial facilities and small bay industrial properties, located primarily in secondary and select primary markets across the United States. The company owns and operates 148 properties comprising 226 buildings totaling approximately 32 million square feet, with a portfolio concentrated in key logistics hubs such as the Midwest and East Coast regions including states like Ohio, Indiana, Tennessee, Illinois, Georgia, Florida, Texas and others, generating rental revenue from a diverse tenant base with 95% same-store occupancy and a weighted average lease term of 2.9 years. Headquartered in Boston, Massachusetts, at 20 Custom House Street, 11th Floor, Plymouth Industrial REIT was formed in 2010 by co-founders Jeffrey Witherell and Pendleton White, Jr., each with over 25 years of experience in commercial real estate. The company's core offerings emphasize active asset management, prudent property repositioning, capital improvements, tenant lease restructuring and disciplined capital deployment to enhance shareholder value and provide tenants with cost-effective, functional, flexible and safe industrial space. In August 2024, Plymouth Industrial REIT entered into a strategic partnership with Sixth Street, pursuant to which Sixth Street acquired a 65% joint venture interest in the company's Chicago portfolio and provided a $250 million non-convertible preferred equity investment into the operating partnership, yielding approximately $500 million in total capital to support accretive acquisitions and growth while maintaining leverage targets. In early 2025, the company completed $41 million in acquisitions in the Greater Cincinnati area, expanding its footprint in high-demand logistics markets. Most recently, in October 2025, Plymouth Industrial REIT announced a definitive agreement to be acquired by entities affiliated with Makarora Management LP and Ares Alternative Credit funds in an all-cash transaction valued at approximately $2.1 billion, including assumed debt, at $22.00 per share, subject to shareholder approval and expected to close in early 2026 following a go-shop period.
