Business
Cityland Development Corporation is a Philippines-based real estate development company engaged in the acquisition, development, marketing, sale, and leasing of residential, commercial, office, and institutional properties. Founded in 1978 and headquartered in Makati City, Philippines, the company operates primarily through three business segments: Real Estate Sales, Real Estate Leasing, and Pension Plan Operations. Its product and service portfolio encompasses the development and sale of medium- to high-rise residential condominiums, commercial suites, and corporate office spaces; the planning and sale of horizontal residential subdivisions, house-and-lot units, and agricultural farmlot estates; the sale and allocation of residential and commercial parking slots; the leasing, property management, and maintenance of company-owned commercial and office buildings; and the management, investment trust administration, and servicing of outstanding pre-need pension contracts through its subsidiary Cityplans, Incorporated. Cityland Development Corporation concentrates its property operations across key metropolitan centers and growth corridors in the Philippines, including Makati, Manila, Mandaluyong, Pasig, Quezon City, and Las Piñas, as well as suburban developments in Cavite, Bulacan, and Tagaytay. In recent operational and corporate developments, Cityland Development Corporation completed an internal corporate restructuring via a statutory merger with its subsidiary, City & Land Developers, Inc., with Cityland Development Corporation as the surviving entity, leading to the delisting of City & Land Developers, Inc. from the Philippine Stock Exchange in 2026 to streamline corporate administration and enhance operational efficiencies. In addition, the company expanded its high-rise development portfolio with the launch and construction of One Hidalgo, a 39-storey mixed-use condominium project in Malate, Manila, while continuing construction and sales across ongoing projects such as City North Tower. To finance ongoing project construction and fulfill working capital requirements, the company actively maintains SEC-registered short-term commercial paper issuance programs.
