Business
Novavest Real Estate AG is a Switzerland-based real estate investment and management company that focuses on acquiring, developing, managing, renting and marketing properties primarily in the residential, senior living, office and commercial segments. Incorporated in 2013 and headquartered in Zurich, the company maintains a diversified portfolio across Switzerland, with properties located in urban conurbations with strong public transport links for residential assets and in both urban and rural areas for senior residences and care facilities; its registered shares trade on the SIX Swiss Exchange under the ticker NREN. Core services encompass property selection and acquisition through extensive networks and rigorous five-point prioritization checks including strategy compliance, risk analysis and profitability assessments; property management involving budgeting, development projects such as repurposing and renovations with sustainability considerations, revenue optimization, controlling and vacancy risk mitigation; and property marketing via portfolio screening, performance benchmarking and strategic sales to enhance overall returns. The company's investment properties form the core of its holdings, complemented by repurposing and renovation projects as well as developed building land; it strategically targets at least 50% of target rental income from residential uses including rental apartments, with up to 30% of portfolio value allocated to new building projects that may include condominiums for sale, alongside senior residences, care facilities, office spaces and commercial properties such as shopping centers, cinemas, hotels and industrial facilities. Novavest emphasizes active asset management to generate sustainable rental income and long-term value appreciation through operational efficiencies, tenant relations and ongoing portfolio optimization by divesting underperforming assets and acquiring high-potential ones. In June 2024, Novavest successfully completed its merger with SenioResidenz AG, absorbing the latter to create a combined real estate portfolio valued at approximately CHF 1.02 billion with target rental income of CHF 42.6 million and a 59% residential share on a pro-forma 2023 basis; this transaction involved issuing over 2.3 million new shares via ordinary capital increase and additional shares from conditional capital for bond conversions, while reducing vacancy rates below 3% and extending weighted average unexpired lease terms for commercial leases to around 6.9 years. Subsequent developments include the appointment of Fabio Gmür as Chief Financial Officer in August 2024 and strong first-half 2024 earnings from the merged portfolio valued at CHF 1,029.2 million, followed by significantly higher earnings reported for the first half of 2025 alongside portfolio performance optimizations and strategic site conversion initiatives such as the Paracelsus project. The company continues to prioritize transparency, risk management and shareholder value through proactive governance and resistance to minority takeover attempts as affirmed at multiple general meetings in 2024 and 2025.
