Business
Bonäsudden Holding AB (publ) (BONAS.ST) is a Sweden-based real estate company that owns, develops, and manages a portfolio of properties primarily in the Östergötland region, including Linköping and surrounding areas such as Skäggetorp, Ljungsbro, Vikingstad, Nykil, Skeda Udde, Brokind, Bestorp, Bankekind, and Gistad; the portfolio comprises approximately 33,195 square meters across 12 properties featuring rental apartments, public service premises for tenants including municipalities and county councils, commercial offices, shops, storage rooms, and parking spaces. Founded in 2014 and headquartered at Berzelii Park 9 in Stockholm, the company operates as the parent of Bonäsudden Fastighets AB, with property management handled by Pareto Business Management AB and Fastighetspartner P&E AB (P&E Fastigheter); it targets municipal, public sector, and private tenants in the Swedish domestic market, emphasizing long-term stability, sustainability, and value creation through asset development. In November 2025, Bonäsudden entered into a significant acquisition agreement for two newly built residential properties in Växjö and Kalmar from Smålandsvist, totaling 318 apartments with an agreed value of SEK 676 million and expected annual rental income of SEK 40 million; the deal, financed via a non-cash share issue, dilutes prior majority shareholder Spiltan's stake from 71.14% to under 50% while granting Smålandsvist a 38.1% ownership interest, boosting net asset value by SEK 235 million and enhancing earnings through improved surplus ratios and management scale efficiencies.
