- ChinaAMC SZIHL Closed Infrastructure Real Estate Investment Trust, managed by China Asset Management Co., Ltd. and sponsored by Shenzhen International Holdings Limited, is a publicly traded real estate investment trust based in Beijing and Shenzhen, China. Established in 2024, the trust specializes in the investment, ownership, operation, leasing, and management of modern, high-standard warehousing and logistics infrastructure assets across key transport and commercial corridors in mainland China. The trust operates within the industrial real estate sector and generates its primary revenue through long-term property lease contracts, comprehensive facility management fees, and value-added logistics park operational services.
The trust's core product and service offerings encompass the provision and management of institutional-grade logistics infrastructure, systematically categorized into: high-standard ambient warehousing facilities; modern supply chain distribution centers; customized multi-temperature and standard industrial storage spaces; cross-docking and freight transit hub facilities; logistics park property management, facility maintenance, and smart park administrative services; and tenant-specific leasing solutions tailored for third-party logistics (3PL) service providers, e-commerce platforms, courier and express delivery networks, fast-moving consumer goods distributors, and advanced manufacturing enterprises. The trust's initial portfolio consists of two premium logistics parks comprising a total gross floor area of approximately 354,968 square meters: the SZIT Hangzhou Phase I Logistics Port situated in Qiantang District, Hangzhou, Zhejiang Province, which utilizes multi-modal transport connectivity to serve e-commerce and advanced manufacturing supply chains across Eastern China; and the SZIT Guizhou Longli Logistics Port situated in Longli County, Guizhou Province, which functions as a regional distribution center and express freight hub serving Southwestern China. China Merchants Bank Co., Ltd. acts as the fund custodian.
In recent developments, the trust was established in June 2024 and completed its initial public offering on the Shenzhen Stock Exchange under ticker 180302 in July 2024, representing the inaugural public infrastructure REIT launched by Shenzhen International Holdings Limited to execute its integrated investment, construction, financing, and operation closed-loop capital strategy. Following its public listing, the trust achieved operational stabilization across its Hangzhou and Guizhou properties, sustaining resilient occupancy rates and contracted rental yields supported by major logistics tenants. The fund has implemented regular income distribution frameworks to deliver statutory cash dividends to unitholders from operational net cash flows. In addition, the fund manager and property sponsor have engaged in ongoing strategic pipeline assessments to evaluate the acquisition and follow-on injection of mature warehousing assets from Shenzhen International's nationwide logistics portfolio.
