CICC-SCPG Consumption Industrial Park Closed Infrastructure REIT is a China-based publicly traded real estate investment trust focused on the acquisition, ownership, operation, and asset management of consumer-oriented commercial infrastructure properties. Established in 2024 and headquartered in Beijing, China, the trust is managed by CICC Fund Management Co., Ltd., with commercial property operation services provided by SCPG Holdings Co., Ltd., a specialized retail property platform under China Vanke Co., Ltd., and custody services provided by China Merchants Bank Co., Ltd. The trust operates within the commercial real estate and retail infrastructure sector, serving institutional and retail investors as well as a diverse base of commercial retail tenants, food and beverage operators, entertainment providers, and regional shoppers. The trust's core products and operational services encompass commercial retail space leasing; lease structuring and tenant mix management; property facility management and routine building maintenance; commercial marketing and promotional event management; structured parking space leasing and vehicle access services; and indoor and outdoor commercial advertising space leasing. The fund's primary infrastructure asset is Hangzhou Xixi Incity (Hangzhou Incity Mega), a super-regional shopping center in Hangzhou, Zhejiang Province, comprising retail categories that include anchor supermarket retailing anchored by Sam's Club; fashion, apparel, and lifestyle accessories; full-service restaurants, cafes, and specialty dining; cinema, sports, and family leisure entertainment; and children's amusement and educational facilities. In recent developments, the trust completed its initial public offering and commenced trading on the Shenzhen Stock Exchange under ticker 180602 in April 2024 as one of China's inaugural publicly offered consumer infrastructure REITs, raising approximately RMB 3.26 billion. Following its public listing, the fund established strategic cornerstone partnership alliances with major domestic institutional investors, executed targeted tenant remixing and store upgrades across its retail premises to optimize rental yields and customer foot traffic, and initiated plans for asset enhancement and long-term portfolio growth through the potential future integration of high-quality retail assets from the sponsor's commercial pipeline.
