Saigon Coop Investment Development Joint Stock Company (UPCOM: SID), commonly known as SCID, is a Vietnam-based commercial real estate investment, property development, and retail infrastructure management company. Founded in April 2007 and headquartered in Ho Chi Minh City, Vietnam, the company operates as the dedicated commercial property development and asset management arm of the Saigon Union of Trading Co-operatives (Saigon Co.op), which maintains a controlling equity interest of approximately 96%. SCID specializes in land acquisition, capital allocation, development, leasing, and property management of modern commercial properties, shopping centers, and retail logistics infrastructure across Vietnam. The company offers a comprehensive range of products and services organized into several primary divisions, including the investment, development, leasing, and management of multi-format modern shopping centers under the Sense City brand, with operating locations in Ho Chi Minh City, Can Tho, Ben Tre, and Ca Mau; the development and operation of community retail centers and modern trade hubs under the SenseMarket and SenseFesti brand identities; large-scale commercial mixed-use developments executed via joint ventures, notably the SC VivoCity shopping complex in Ho Chi Minh City, established in partnership with Singapore-based Mapletree Investments Pte Ltd; hospitality and accommodation operations, including the Charmant Suites Hotel in Can Tho; commercial office leasing and logistics warehouse space management; architectural design, engineering, technical consultancy, and construction management services; and structural maintenance, remodeling, and mechanical, electrical, and plumbing (MEP) installation services supporting the nationwide retail network of Saigon Co.op, encompassing Co.opmart, Co.opXtra, and Co.op Food outlets. In recent corporate developments, SCID has executed strategic restructuring and geographic expansion initiatives to consolidate its role as the centralized commercial real estate platform for the Saigon Co.op ecosystem. The company approved a capital increase plan to raise charter capital by VND 700 billion to acquire Saigon Co.op's direct equity stakes in operating subsidiaries that manage Sense City commercial centers. To expand its operational footprint beyond Southern Vietnam, SCID is advancing commercial developments in Northern Vietnam, focusing on project licensing, planning, and development for Sense Plaza Hai Duong and Sense Plaza Cam Pha in Quang Ninh province. In the Mekong Delta region, the company broke ground on the SenseFesti commercial complex in Vinh Long and expanded its recurring revenue stream in the hospitality sector with the operation of Charmant Suites Hotel. In addition, SCID has maintained regular shareholder returns through cash dividend distributions while implementing asset enhancement and modernization programs across its existing commercial center portfolio.
