Business
INVL Baltic Real Estate UTIB is a closed-end real estate investment company headquartered in Vilnius, Lithuania, specializing in the acquisition, development, leasing, and management of commercial real estate assets across the Baltic region. Founded in 1997 and managed by INVL Asset Management, an asset management subsidiary of the Invalda INVL group, the company focuses on generating sustainable rental yields and long-term capital appreciation from a diversified portfolio of commercial properties located primarily in Vilnius, Lithuania, and Riga, Latvia. The company operates through three principal business segments: Owned Property in Lithuania, Leasehold Property in Lithuania, and Owned Property in Latvia. Its core products and service offerings include: commercial office space leasing in multi-tenant administrative buildings; flexible workspace solutions, private team offices, and event space rentals operated under the Talent Garden Vilnius franchise; industrial, logistics, and warehousing facilities for supply chain and manufacturing operations; property repositioning and renovation services; and comprehensive facilities management, tenant support, and lease administration. In recent operational developments, the company has undertaken the strategic redevelopment of the historic Pramogų bankas building on A. Stulginskio Street in Vilnius, securing building permits and securing expanded credit facility financing to transform the 3,500-square-meter landmark into a second Talent Garden Vilnius coworking campus. Additionally, INVL Baltic Real Estate has executed capital management initiatives including share repurchase programs, completed capital reduction procedures via share cancellation, and achieved continued valuation and rental income growth across core assets including its Palangos Street and Vilniaus Street commercial complexes.
