Business
Braemar Hotels & Resorts Inc. (NYSE: BHR) is a real estate investment trust (REIT) that invests primarily in high revenue per available room (RevPAR) luxury hotels and resorts in gateway cities and resort destinations; its portfolio consists of full-service properties affiliated with premium brands including Ritz-Carlton Reserve, Four Seasons, Ritz-Carlton, Marriott Autograph Collection, and others, offering upscale accommodations, food and beverage services, event hosting, spas, and fitness centers to affluent leisure travelers, corporate groups, and high-end business clients. The company owns interests in approximately 14 to 16 properties across the United States, with key operations in states such as California, Texas, Florida, Washington, and Illinois, as well as Washington, D.C. Formed as a Maryland corporation in April 2013 through a spin-off from Ashford Hospitality Trust and headquartered at 14185 Dallas Parkway in Dallas, Texas, Braemar is externally advised by Ashford Inc. and conducts business through direct hotel investments via acquisition or development, targeting properties with RevPAR at least twice the U.S. national average. Recent developments include the closing of a $363 million refinancing deal in March 2025 for five luxury properties, which addressed the final 2025 debt maturity, reduced interest costs from prior loans (SOFR + 2.66% and SOFR + 4.75%), and extended maturities through potential options to 2030 with a more favorable SOFR + 2.52% rate; additionally, in August 2025, the company initiated a sale process for its portfolio of nine resort and five urban properties, and entered an agreement to sell The Clancy hotel in San Francisco for $115 million ($280,487 per room).
