Business
Emperador Properties SOCIMI SA is a Spain-based real estate investment trust (SOCIMI) specializing in the acquisition, active asset management, and leasing of prime commercial, office, and mixed-use real estate assets. Founded in 2015 and headquartered in Madrid, Spain, the company is backed by Philippine entrepreneur Andrew Tan and operates as a publicly traded vehicle on the BME Growth market. Emperador Properties focuses on prime central business districts and high-density corporate hubs in Spain's primary metropolitan markets, principally Madrid and Barcelona. The company's core operations and services comprise the acquisition, operation, and leasing of Grade-A commercial real estate assets; systematic provision of flexible and premium office accommodations to multinational corporations, professional service firms, and institutional tenants; management and leasing of retail, dining, and leisure spaces within integrated commercial complexes; provision of specialized infrastructure for higher education institutions; leasing of modern healthcare and wellness facilities; and comprehensive property management, building maintenance, and ESG-oriented facility enhancement services. Its flagship property portfolio includes Torre Emperador Castellana, a 57-story skyscraper in Madrid's Cuatro Torres Business Area; Torre Diagonal One, a 23-story corporate office tower in Barcelona's 22@ technology district; and the Caleido complex, a 138,000-square-meter mixed-use development in Madrid that houses educational facilities for IE University, a medical center operated by Olympia Grupo Quirónsalud, and expansive retail and leisure areas. In recent major developments, Emperador Properties achieved full 100% ownership of the Caleido complex in June 2025 by acquiring the remaining 50% stake from private equity firm Incus Capital for approximately 76 million euros, financed through internal cash reserves and a 40 million euro long-term mortgage facility from BBVA. This transaction consolidated the company's real estate portfolio value above 1 billion euros, reinforcing its growth strategy in the Iberian prime commercial property market following its listing on the BME Growth exchange.
