Business
Rural Funds Group (ASX:RFF) operates as Australia's first listed agricultural real estate investment trust, owning a diversified portfolio of Australian farmland and agricultural assets leased predominantly to corporate and institutional operators; core assets span almonds, macadamias, cattle, cropping, vineyards, and other sectors including poultry and water entitlements, with properties enhanced through productivity improvements, lease indexation, and conversions to higher-value uses. The stapled security comprises Rural Funds Trust (ARSN 112 951 578) and RF Active (ARSN 168 740 805), managed by Rural Funds Management Limited (RFM), which oversees asset acquisition, development, and long-term triple-net leases targeting a weighted average lease expiry of 13 years and 4% annual distribution growth. Established in 1997 with headquarters in Deakin, Australian Capital Territory, the group conducts operations across New South Wales, Queensland, South Australia, Victoria, and Western Australia, serving institutional investors with quarterly distributions from assets generating income in sectors where Australia holds comparative advantages. Recent developments include a 17.3% rise in net property income to $45.5 million for the half-year ended December 31, 2024, driven by rental growth from macadamia expansions; the group secured leases on eight properties valued at $119 million, featuring cropping assets Mayneland and Baamba Plains to TRG JV, extensions for five vineyards with Treasury Wine Estates (ASX:TWE), and the cattle property Cerberus to a private enterprise, alongside completion funding for 3,000 hectares of macadamia projects via an increased syndicated debt facility. Rural Funds Group reaffirmed FY25 forecasts of 11.4 cents per unit adjusted funds from operations and 11.73 cents per unit distributions, matching FY26 guidance, while pursuing asset sales to reduce gearing toward 30-35% and maintaining 79-83% of income from corporate lessees.
