EPR Properties (NYSE: EPR) operates as a diversified experiential net lease real estate investment trust specializing in properties that facilitate out-of-home leisure and recreation experiences; its portfolio includes megaplex theaters, eat & play family entertainment centers, attractions, ski resorts, experiential lodging, fitness & wellness centers, gaming and cultural properties in the experiential segment, as well as public charter schools and early childhood education facilities in the education segment. The company, founded in 1997 and headquartered in Kansas City, Missouri, maintains total investments of approximately $6.9 billion across 330 locations with 58 operators in 43 U.S. states and Canada; its wholly-owned experiential portfolio spans 18.5 million square feet at 99% occupancy, while the education portfolio covers 1.1 million square feet at 100% leased. In recent developments, EPR Properties reports third-quarter 2025 investment spending of $54.5 million including $20 million mortgage financing for a fitness and wellness property in Winnipeg, Canada, alongside $140.8 million year-to-date; it completed $133.8 million in dispositions including theaters and land parcels, narrowed 2025 investment guidance to $225-$275 million, raised FFOAA per share outlook to $5.05-$5.13, increased its monthly common dividend by 3.5% to an annualized $3.54 per share, and priced $550 million in 4.750% senior notes due 2030.
