Five Point Holdings, LLC (NYSE: FPH) designs, develops, and manages large-scale mixed-use planned communities in coastal California markets, including Orange County, Los Angeles County, and San Francisco County; it sells residential and commercial land sites to homebuilders and developers, provides development management services, and operates commercial properties such as office, research and development, and medical campuses. The company operates through three primary segments: Great Park Neighborhoods in Irvine, which spans approximately 2,100 acres and plans for 10,556 homes including affordable housing units alongside schools, offices, healthcare, entertainment, sports facilities, parks, trails, and the adjacent Orange County Great Park; Valencia in Los Angeles County, covering about 15,000 acres with plans for new homes, commercial and retail spaces, recreation, entertainment, public amenities, and 10,000 acres of open space dedicated to native habitat preservation and sustainable net-zero greenhouse gas emissions development; and San Francisco communities encompassing Candlestick Point and the San Francisco Shipyard, which feature bayfront housing, commercial uses, parks, open spaces, and inclusive multi-modal accessibility on former sports and shipyard sites. Founded in 2009 and headquartered in Irvine, California, Five Point integrates residential, commercial, retail, educational, recreational, and civic elements with public amenities like parks and open spaces across communities designed for up to 40,000 homes, 23 million square feet of commercial space, 10,500 acres of open space, and 6,000 affordable housing units, targeting homebuilders, commercial developers, retailers, office tenants, investors, residents, and community stakeholders in supply-constrained high-growth markets. In June 2025, the company entered a binding agreement to acquire a 75% controlling interest in Hearthstone Residential Holdings LLC, a new landbank venture incorporating nearly all assets of Hearthstone Inc., a homebuilding finance provider managing over $2.6 billion in assets for land banking, joint ventures, and advisory services nationwide; the transaction, valued at $56.25 million with Hearthstone contributing its platform and management team led by founder Mark Porath retaining 25% ownership, closed successfully by Q3 2025 and enhances Five Point's asset-light growth through recurring revenue from off-balance-sheet financing solutions, institutional capital partnerships, and expanded homebuilder relationships. In December 2024, Five Point sold the operating assets of its Gateway Commercial Venture within the Great Park Neighborhoods, resulting in the wind-down of its standalone commercial operating segment while retaining equity earnings from the investment.
