Farmland Partners Inc. (NYSE: FPI) is an internally managed real estate investment trust that owns and seeks to acquire high-quality North American farmland, leases it primarily to farmers on fixed and variable terms; provides agricultural loans to third-party farmers, tenants, and landowners secured by farm real estate and related assets; manages farmland for third-party owners; and holds ancillary properties including land and buildings for four agriculture equipment dealerships in Ohio leased to Ag Pro under the John Deere brand. The company, founded in 2013 and headquartered in Denver, Colorado, operates approximately 125,200 acres of farmland across 15 states including Arkansas, California, Colorado, Illinois, Indiana, Iowa, Louisiana, Mississippi, Missouri, Nebraska, North Carolina, Ohio, South Carolina, Texas and West Virginia, focusing on primary row crops such as corn, soybeans, wheat, rice and cotton as well as specialty crops including almonds, pistachios, citrus, strawberries and edible beans. Recent developments include the October 2024 completion of a $289 million sale of 41,554 acres in seven states to Farmland Reserve generating a $50 million gain and enabling $146.6 million in debt reduction; 2024 dispositions of 54 farms for $312 million with $54.1 million in gains alongside four acquisitions for $17.9 million and repurchase of 2.24 million shares; sale of its brokerage and farm management business Murray Wise Associates effective November 15, 2025 for $5.3 million to Peoples Company; a transaction exchanging 23 Corn Belt properties for $31 million in Series A preferred units reducing related exposure; and updated 2025 AFFO guidance to $0.32-$0.36 per share following Q3 2025 results.
