Business
Global Medical REIT Inc. (GMRE), a Maryland corporation founded in 2011 and headquartered in Bethesda, Maryland, is an internally managed real estate investment trust that acquires licensed, state-of-the-art, purpose-built healthcare facilities, including medical outpatient buildings and specialty clinics, and leases them on a net-lease basis to leading clinical operators, physician groups, regional healthcare systems, and national providers with dominant market positions. The company owns 191 buildings totaling approximately 5.2 million leasable square feet across 30 states in the United States, primarily in the Midwest, South, West, and Northeast regions, generating $118.4 million in annualized base rent from 315 tenants with an average rent escalation of 2.1%; it conducts operations through its wholly owned subsidiary, Global Medical REIT L.P., of which it serves as the sole general partner via Global Medical REIT GP LLC. In March 2025, Global Medical REIT formed its first strategic joint venture with an affiliate of Heitman LLC, a global real estate investment manager, seeding the partnership with the recapitalization of two Class A medical outpatient buildings totaling nearly 116,000 square feet in Texas and North Carolina for approximately $35.2 million to pursue further growth in high-quality medical outpatient facilities; more recently, in the third quarter of 2025, the company amended and restated its credit facility to enhance borrowing capacity and financial flexibility, completed a one-for-five reverse stock split, established a $50 million share repurchase program, and reported $1.5 billion in gross real estate investments.
